Brand New Affordable Newport Beach Homes

frontal_view_development It’s been over 5 months since my last update on Newport Palisades, but since May of this year I have been making routine trips to the development every month and amazed at the progress.   Most people have the notion that Newport Beach homes are out of there price range, but here at Newport Palisades is a perfect example where you can own a piece of property in Newport Beach, without the Newport Beach price.

The first phase of the development has just been completed and since the grand opening there has been a great amount of foot traffic and in no time will the first phase sell out.  As I stated before in my previous post on Newport Palisades, as each Phase is completed the prices for the home(s) will increase.  Right now is the perfect time to purchase the home in it’s first phase.

I have been working closely with the development since May of this year and have already sold 2 homes out of the 8 in it’s first phase.  There is only one 2-story floor  plan left  in the first phase and the rest are all tri-level.

The new development is centrally located in a great area, with a close access to the 405, 55 and 5 freeways but without the noise.  Also close by are the beaches along PCH, shopping centers such as Fashion Island, restaurants and much more.

Newport Palisades will also be a “gated” community, with NO MELLO-ROOS, low tax rate and Low HOA’s.

Speed Bumps in the Foreclosure Market

The title pretty much says it all. With the recent news that the 3 major players in the financial market – Bank of America, JP Morgan Chase and Ally Financial halting some of their foreclosure proceedings. Experts are predicting that with the foreclosure freeze it may drive home prices up in the short run, but may have a negative impact in the long run. By removing some of the foreclosures off the market, it frees up some of the inventory and the supply is less and can hopefully meet some common ground with the demand. Currently there is a surplus of supply in the housing inventory with not enough demands (buyers) to get the listed homes rolling out.

While it may be good news that the foreclosure freeze will create less of a surplus inventory, it may have a negative affect in the long runspeed-bumps by delaying the sales of the huge inventory of foreclosed properties. Basically, it will slow the process of a long-term recovery, hence the title Speed Bumps.

Bank of America has already expanded it’s freeze on foreclosures to all 50 states.  California, Nevada and Arizona are among the highest foreclosure sales, and were added to Bank of America’s list.

Will this move by the 3 banks stimulate the housing market or prolong the already hurting housing market? Analyst are projecting the freeze may create more activity and move more properties outside of the foreclosure inventory.

housing_upThere are of course the investors who may look elsewhere to pick up these foreclosure homes and invest their money elsewhere.  Either we take care of the surplus of foreclosure homes right  now or eventually we will have to play catch up and revisit our current situation.

A real estate broker recently told me, most countries outside the U.S. are looking at us (United States) as the housing market being “half off”. Basically he was telling me other countries are viewing us as a Discounted Country.  Which is true, because I have been working with a number of investors from Asia and interest from Canada as well.
